Long Beach Plumbing Services
Owning a home in Long Beach means dealing with plumbing that can be more than a century old in one neighborhood and fairly new in the next. This guide covers what to keep an eye on, what to maintain, and who to call when something goes wrong.
Know your shutoffs before you need them
Find your main water shutoff now, while nothing is leaking. It is usually near the front of the house where the service line comes in, or at the meter box by the sidewalk. Test that it turns. A valve that has not moved in twenty years may be seized, and that is better discovered on a quiet afternoon than during a burst pipe.
Know where your gas meter is too. In Long Beach the gas comes from the city’s own utility, Long Beach Utilities, and the city sits on the Newport-Inglewood Fault; the 1933 earthquake did severe damage here. California requires water heaters to be strapped against earthquakes, and a flexible gas connector on the heater is standard practice. If you smell gas, do not operate switches; leave and call Long Beach Utilities or 911 from outside.
Drains: reading the symptoms
One slow sink usually means a local clog in that fixture’s trap or branch line. Several fixtures backing up at once, a toilet that gurgles when the washer drains, or water rising in the shower when you flush point to the main sewer line. Keep grease, wipes and coffee grounds out of the drains, since all three build up in pipes. A drain cleaning visit with a camera tells you which kind of problem you have before anyone guesses.
Your sewer lateral and the city’s
Long Beach Utilities maintains more than 700 miles of public sewer, but the lateral from your house is split. You are responsible for the pipe from the building to the property line, commonly 4 inches across. The section from the property line to the middle of the street, commonly 6 inches, is shared between the owner and the city. In neighborhoods built from the 1900s to the 1930s, such as Belmont Heights, Rose Park and California Heights, laterals were often clay or cast iron. Roots enter at the joints and cast iron corrodes from the inside. Where the footage shows a broken or collapsed section, sewer repair can mean a spot repair, trenchless lining or pipe bursting, depending on the damage.
Water heaters
Southern California water is hard, and scale settles in the bottom of tank heaters, which makes them rumble and lose efficiency. Draining a few gallons from the tank once a year helps. Watch for rust-colored hot water, a damp base or a dripping relief valve; any of those is a sign to have it checked. Tankless units need their heat exchangers descaled on a schedule. Replacing a water heater generally requires a plumbing permit, issued in Long Beach by the Building & Safety Bureau, and a gas unit has to be vented and connected correctly.
Leaks you cannot see
A water bill that jumps for no reason, a warm spot on the floor, or the sound of running water when everything is off can all mean a hidden leak. With every fixture off, look at the meter: if it is still moving, water is going somewhere. Electronic leak detection can locate a slab or wall leak without opening up more than necessary.
When it is an emergency
- Burst pipe: close the main shutoff, turn off the water heater, and move valuables away from the water.
- Sewage coming up a drain: stop running water in the house. Sewage overflowing a street manhole should be reported to Long Beach Utilities. A backup confined to your house is a plumbing call.
- Gas smell: leave first, then call the gas utility.
